Premiere LEED Project: Laguna Honda Hospital Acute Care Facility,
San Francisco, California, Certified LEED Silver, 2009
Project Description: This is the first “Green” Hospital in California. The hospital’s three new buildings address environmental impacts in their design, construction and operation across six LEED-designated categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, and innovation and design process. The facility provides a full range of inpatient and outpatient services including rehabilitation, skilled nursing, and long-term care for the disabled or chronically ill. Scope of Work: TMCx completed LEED Fundamental and Enhanced commissioning. The mechanical and climate control systems commissioned included chilled water, heating, and air handling. Examples of Problems and How Resolved: While observing the air test and balance, TMCx identified the supply air volume to the lower floors was consistently below the specified quantities, even with the supply and exhaust fans at full flow. We discovered the 6-story towers had duct pressure sensors for both supply and exhaust located on the 5th floor. Having the sensors too close to the fan doesn’t allow a wide range of modulation, so they act more like constant-volume fans. TMCx suggested that they be relocated to the 1st floor, closer to the longest duct runs. This change gave the fans a wider modulation range, so they could run at the right speed to provide sufficient flow at the farthest VAV box. Fan energy is saved by preventing them from running at high pressures when the air is not required. There was improved air flow to the lower floors and, when the flow isn’t needed, the fans slow down. Commissioning Services Provided: Mechanical, Electrical, Plumbing, Smoke Control, Design, HVAC, Fire/Life Safety, Forensic Investigation, Central Plant, Re-commissioning |
